1. The Purchaser bays a Booking Deposit to an Auctioneer which is refundable if contracts are not signed and exchanged.
2. The Vendor’s solicitor obtains the Title Deeds and prepares the Contracts for Sale.
3. Contracts and Copy Title Documents are sent to the Purchaser’s solicitor by the Vendor’s Solicitors who examines them and advises the purchasers.
4. Some pre-contract enquiries may be raised by the Purchaser’s Solicitor. When the Purchaser is satisfied with all matters, contracts are executed by the Purchaser and returned to the Vendor’s Solicitor with the balance of the contract deposit (usually 10% of the purchase price)
5. The Vendors then execute both contracts. The Vendor’s Solicitor returns on e contract to the Purchaser’s Solicitor.
6. The Purchaser’s Solicitor forwards a comprehensive series of questions concerning the property (known as “Objections and Requisitions on Title”) together with a draft Deed of Transfer to the Vendor’s Solicitor.
7. The Vendor’s Solicitor consults with the Vendors and replies to the Objections and Requisitions on Title and approves the draft Deed. 8. The Purchaser’s Solicitor requisitions the loan cheque from the Bank or Building Society and a meeting takes place in the offices of the Vendor’s Solicitor to close the sale.
